Bath: The UNESCO World Heritage Site with sky-high house prices

This article made me smile (well slightly scream in anguish if I'm honest). I just checked the figures for where I live and these sky high prices in Bath are nearly £100,000 cheaper, perhaps I should move to a world heritage site :)
There is a simple answer to why Baths property prices are significantly above the UK average, that is: it is in the South of England and property there cost more than in other parts of the UK.
The secondary factors put it above others in the general area; close proximity to South West England's main urban hub Bristol, having a direct fast train line and road connections to London and the cultural hub of Wales Cardiff, and it is also on the edge of the very desirable Cotswolds.
The tertiary factors push it above other things in and around Somerset, that it is a very pleasant place and has local theatre shows and other cultural treats.
Bath is a lovely place to live I'm sure (I wouldn't turn it down) but the cultural trappings aren't the main factor that drives these property prices.
